Community Spotlight - West Jacksonville

Waterfront mansions. Amazing boating facilities. The birthplace of the world-famous Blue Angels. Skyline views for days. What do these all have in common? They all make up a part of beautiful West Jacksonville. When relocating to Northeast Florida, you can choose the Beaches or you can choose Jacksonville. And, if Jacksonville ranks at the top of your list, you might want to settle down in the Westside.

West Jacksonville, Florida

Where are We?

A large portion of West Jacksonville remains undeveloped land. But that means that you won’t be crowded right up against your neighbor. It is situated west of the downtown area and much of the City’s interior neighborhoods. It also sits south and west of the Northside, west of St. Johns River. West Jacksonville consists of several upscale communities, including Ortega, one of the wealthiest in the US. Other great neighborhoods that exist on the Westside are Riverside, Argyle, Normandy, Lake Shore, and Murray Hill.

Demographics

Much like their Northside counterparts, West Jacksonville skews to the younger crowd, according to City-Data.com. The median age of a Westside resident is 36 years old. The reported median household income was $49,015 in 2016. The majority of workers living on the Westside work in the service, healthcare, and sales industries.

Home Values

The average value of a Westside home is $180,385. Zillow considers the entire West Jacksonville area to be a very hot market. Prices rose by over 6% in the last 12 months and experts believe they should go up another 5% or more in the next 12 months. However, that could change depending on how things shake out after the COVID-19 pandemic wanes. Even in these uncertain times, people still need homes to live in.
