Why move to Northeast Florida? For one thing, Jacksonville beaches are gorgeous. For another, the summers get pretty hot but the winters remain relatively warm compared to our neighbors to the north. Another great thing about relocating here is that St Johns County has been named the healthiest county in Florida every year since 2011. We love the great outdoors here in Northeast Florida and it shows.

Nocatee, Florida

Location

Its location just southwest of Ponte Vedre Beach. This means you’re only minutes to the miles and miles of gorgeous “First Coast” beaches. If you love history (and who doesn’t), the oldest city in the country, St. Augustine, is just a 25-minute drive away. Jacksonville and Jacksonville Beaches sit just a half-hour to the north. So, no matter where you want to go, you’re only a short drive away from just about anywhere.

Demographics

Less than 10,000 people live in Nocatee, making it a beautiful small town. Residents come from all walks of life. You’ll find everybody from young families just starting out to empty-nesters and retirees. Real estate website Zillow reports that the average value for a Nocatee home right now comes in at $418,473. They describe the market as “cool”, which works great for buyers. Nocatee is also ranked in the top 5 wealthiest zip codes in Florida.

Amenities

While the beaches and larger cities like Jacksonville may only be a short drive away, why would you want to leave Nocatee? The community offers not one, but two amazing water parks to enjoy. Splash Water Park caters exclusively to residents of Nocatee. But in 2019, the city opened up Nocatee Spray Park. One of the main features that pack the park is its four-story playground. It’s become such a popular attraction that they already have plans to expand it in 2021.

As much as fun as the water parks provide, Nocatee offers so much more for its residents. Choose from three different dog parks for your furry, four-legged friends to stretch their legs. Hike thousands of acres through preserved land on the Nocatee Greenway. Visit the Nocatee Preserve and launch a kayak onto the gorgeous Tolamato River. (Only non-motorized watercraft allowed.). Plus, Nocatee hosts several fun events throughout the year, such as a local farmers market, food truck nights, cooking classes, and more. There really is something for everyone here.
