What is the difference between an appraisal and a home inspection?

They do not use an opinion of value as appraisers do.

An appraisal deals with the direct value of a home instead of the physical condition of home. The appraisal will consider the property’s condition, location, characteristics, and the overall real estate market in this particular area and neighborhood.
